Waterside residences – in the heart of the city.
Urban and at the same time idyllic – it is hard to imagine a more perfect residential location. On Holzhalbinsel (literally “wood peninsula”) in the Stadthafen (city port) district, 180 rental apartments have been built, 43 to 130 square metres in size, with an incomparable waterside view: ships seen from the balcony, ducks quacking on the Warnow, and a waterfront promenade directly outside the door. At the same time, the new residential quarter is located in the immediate vicinity of the historic old town as well as the Stadthafen boulevard with its restaurants, clubs, theatres and retail outlets.
The apartments – along with three commercial units – are divided among five buildings: three townhouses, a 9-storey high-rise building and an over 180 m long ring-shaped perimeter building. The houses are clad with brick facades. They are arranged around an inner courtyard on a shared, over 10,000 m² basement storey that will be used as a cellar and an underground garage with spaces for 187 cars. The building complex will be flanked on the water side by a new waterfront promenade.
The basement storey is formed as a jointless, watertight, reinforced concrete construction. The structure of the standalone high-rise building rises out of the basement storey as a reinforced concrete skeleton, while the remaining houses are of brick construction.
The building site on Holzhalbinsel is not at all normal. It consists to a large extent of landfill and building rubble. Therefore, special measures had to be taken to ensure the stability and permanence of the foundation and basement storeys.
The entire quarter will be heated with geothermal energy. For this purpose, the largest near-surface geothermal plant in Mecklenburg-Western Pomerania has been installed here.
